digitales bauen supported the Drees und Sommer MEP team with its modularization concepts for the Levi Strauss & Co distribution center of Delta Development in Dorsten:
The modularization of the building technology reduces complexity, enables prefabrication, simplifies adaptation to changes and thus increases the quality of the building.
Thanks to its cradle-to-cradle and energy concepts, Levi’s distribution center is considered Germany’s most sustainable logistics center and was nominated in the “Best Industrial & Logistics Project” category at the MIPIM Awards 2024.

Modularly planned areas
The required flexibility of use in the office wing and the high repetition rate of technical components in the logistics halls suggested a modular approach to the technical planning.
Modular planning enables quick changes, modular construction significantly shortens the construction time.
In order to increase the repetition rate of components and enable their prefabrication, the load-bearing structure in logistics hall part 1 was adapted to the building grid.
Flexible use was made possible in the office wing by providing building technology and potential wall positions.

Catalog-based planning
The MEP modules are planned in an integrated manner and arranged by trade in module catalogs. The modules are placed on the floor plans and referenced to a grid.
The MEP modules consist of assemblies, the assemblies of components. By referencing these 3 levels within each other, the amount of data is reduced and changes can be quickly implemented across the board.
