Prefabrication of modular houses from timber and concrete modules

Prefabrication of modular houses from timber and concrete modules

The German modular house factory is a Lechnergroup company specializing in the production and assembly of timber and concrete modules. With an innovative modular construction method, it offers fast, cost-efficient and high-quality solutions for the construction of buildings. The modular houses prefabricated in the factory are quick and easy to assemble on site. This shortens construction times by up to 50% and naturally also saves costs. The modules also offer a high degree of flexibility and adaptability to different needs and requirements. The company serves a growing market for fast, flexible construction methods and offers individual solutions for residential buildings, office buildings, student residences, schools, etc. With its innovative approach, the German modular house factory has established itself as a leading provider in this sector.

As the repetition factors for modular construction are very high in all specialist disciplines, whether architecture or technical building services for large projects, the implementation of a consistent BIM strategy appears to be particularly advantageous.

Lechner process chain

Implementation of a holistic BIM strategy
With digitales bauen as a digitalization consultant and hands-on companion in the first pilot projects, Lechner started the introduction of BIM for module production in mid-2021. Right from the start, the topic was a top priority in the company. The management accompanied the project personally.
The aim was to create a digital infrastructure for the Lechnergroup that would enable end-to-end process chains across all phases of planning, production and assembly. This includes all internal and external areas of the company.

Modernization of the IT and tool landscape
The results obtained in the course of a comprehensive analysis of the current situation led to fully documented role and participant profiles as well as process and tool maps. Optimization strategies and concepts for implementation were derived from this. One field of action was the modernization of the IT and tool landscape, with cloud and integration capability playing a particularly important role. Following a comprehensive market analysis and evaluation, BIM CAD Autodesk Revit, AWARO CDE and Microsoft M365 were introduced.

BIM coordinator controls BIM processes
Another important area was the methodical transition to consistently model-based and cross-discipline work with BIM in planning. Following a successful pilot project, this has now been gradually rolled out for other use cases and projects. In this context, the internal position of BIM manager/coordinator was created to manage the defined BIM processes and ensure their consistent implementation. At the same time, the project and planning managers were actively involved in this digital transformation process.

Integration of planning with purchasing and work preparation for production
In order to achieve the required consistency, these new planning processes were integrated with the purchasing and work preparation processes for production in a further step.
Specifically, the existing ERP system ERPBOS from Progress Software Development was connected to Revit via PXML. This IFC format is a specific standard of the precast concrete industry and transfers all components of a planned module, including all computer-specific attributes such as component types and component identifiers.
